Hard FM services

 

The range of Hard FM services GSL provide includes:

Buildings and fabric maintenance

Our maintenance services include planned preventative and reactive mechanical and electrical services as well as building and fabric maintenance. We operate on-site and mobile teams depending on the nature of the contracts and we link these services via software systems to provide an audit trail and performance measurement.

Building management systems

 

For many of the contracts in which we have on-site maintenance teams, particularly those with newly constructed facilities, we operate a building management system that allows us to monitor the performance of systems such as heating, ventilation and air conditioning.

Energy and utilities management

GSL offer a holistic approach to controlling energy and utility costs. By working with our customers, we investigate all ways to minimise their expenditure through procurement, bill validation, Carbon Trust funded surveys, conservation, monitoring and targeting, legislative compliance and audits.

Energy management information is fundamental to controlling rising costs. By utilising software packages, we can produce graphical analysis of site or individual process usage. Reports are then produced taking account of certain parameters such as climatic conditions, floor area etc. Half-hour data can be analysed, reviewed and reported in an easy to understand format. Over-use in particular areas or at particular times can be detected early.

Capital projects

The team manages the refurbishment of existing buildings and the construction of new ones. Projects currently being managed range in value from approximately £1 million to £120 million. The team achieve the projects’ objectives to agreed quality, time and cost by careful planning, monitoring and control of all aspects of the project, utilising a structured method of project management (Prince 2).

Space planning and configuration control

Space planning and management is a key part of the facilities professional's functions. The layout of an organisation's workspace contributes to that organisation's image, further providing a valuable message to visitors, potential employees and of course the staff who work there.

Advice is given about successful space planning and the effective management of space changes and office moves (churn) together with the required practical design considerations and support available for planners in the form of computer-aided or computer-integrated facilities management (CAFM/CIFM) systems.

Asset and lifecycle management

Asset management is the effective planning, management and control of physical assets through their lifecycle, from initial investment to surrender or final disposal, while maximising utilisation and return on investment, and minimising business disruption and downtime to the users of the asset in the process.

As consortium members and operators within the PFI/PPP market sector, GSL has a substantial portfolio of property-related assets to manage in support of the delivery of the range of operational contracts. This portfolio represents a substantial investment asset in terms of:

Management of specialist subcontractors

GSL is also responsible for the management of other hard FM services for which we employ the services of specialist subcontractors. The management teams deal with the letting of these contracts and monitoring and measure the performance of the contractors. The management teams on individual contracts also evaluate whether the customer is best served by GSL performing these services or whether best value is achieved by using specialist subcontractors.
